    • LOCATION ADVICE
      Many clients are unsure where to buy. Drawing on our extensive knowledge of the ski resorts, coastal and lakeside locations in France, Switzerland and Italy, we prepare a short-list of suggestions for each client as well as advising on market conditions, purchase costs and how to maximise their budget. We also raise other tax and legal considersations.

      Desirability is not the only driving factor for property purchase in Switzerland. Some cantons, such as Valais, have restrictions on property sales to individuals who do not hold a Swiss permit; while other cantons such as Zurich do not offer a 'forfait' tax option to foreign buyers. We advise clients on the purchase opportunities open to them across Switzerland.

      We can arrange a tour of short-listed areas and specific locations before the property search begins, for the client to see the styles of property available, to consider first-hand the pros and cons of each area and to determine which location best suits personal tastes.

    • PROACTIVE PROPERTY SEARCH
      As everybody has different and specific requirements we work closely with each client to establish a focused and bespoke brief for the property search. We proactively source suitable property, available on and off market, using our network of established contacts until we find the ideal property. This exhaustive approach to search and our longstanding relationships with estate agents, developers and private sellers enables us to gain early or pre-market access to property.

      We then carry out all the necessary due diligence and analysis to ensure that selected properties are suitable for a client’s needs. In our property search report we also advise clients on the positives and negatives of each selected property.

    • TRY BEFORE YOU BUY
      Buying a property is one of the largest, and most expensive, decisions we make. Many of our clients like to spend time getting to know the area before they commit to buying a property. We can help you rent a villa, ski chalet or apartment for a winter or summer season, or even for a year, to find out whether a particular location suits your purchase needs.

    • PRICE & CONTRACT NEGOTIATION
      Our experienced property consultants handle all price and contract negotiations on your behalf. We evaluate each property to ensure our clients pay the right price. Our input at this stage more often than not saves money for our clients and often makes our services self-financing.

    • PURCHASE PROCESS EXPERTISE
      Once an offer has been accepted we proactively liaise on a client's behalf with all estate agents, notaries, bankers, surveyors and other professional advisors involved in the sale and purchase elements of the transaction. Our aim is to ensure that the purchase proceeds to completion as swiftly and smoothly as possible.

      Prior to submitting an offer for a property we advise on all the relevant purchase costs such as VAT, notary and land registration fees.


    • TAX & LEGAL ISSUES
      In addition to purchase taxes, wealth, capital gains and inheritance tax may well be considerations when buying and owning property in France, Switzerland and Italy. The majority of our clients benefit from taking tax advice and we arrange the necessary consultations with a relevant finance professional.

      Legal issues, as to type of ownership and inheritance, can also affect a property purchase in the French, Swiss and Italian Alps. We ensure that clients are fully aware of all the considerations by putting them in touch with the relevant legal advisor.

    • PROJECT MANAGEMENT
      Once you have purchased your property we are able to assist with all post-completion tasks from moving to interior decoration. Some of our clients purchase property is need of massive renovation or reconfiguration. We are able to assemble the right team locally and oversee the project to ensure it meets the specification and expectations of our clients.
